Add recent photos and an honest description, then set your nightly price and any minimum or maximum stay. Our team reviews your listing before it goes live and helps you fix anything that might confuse guests.

When a booking request arrives, review the guest’s details and respond promptly. Once confirmed, share clear check-in instructions through Bed N Beds messaging and make sure your home is clean and ready. A warm welcome and quick answers to questions are what turn a good stay into a great review.

How do I list my place on Bed N Beds?
Contact our team using the hosting topic on the contact form and tell us about your home. We will ask for the address, room type, capacity, bedrooms, beds, bathrooms, amenities, house rules, nightly price and photos. Every listing is reviewed before it goes live, and we may suggest edits so guests know exactly what to expect.
How do payments work?
Guests pay for their stay through the secure Bed N Beds checkout, never directly to you. This gives both sides a clear record of the transaction and lets our team help with cancellations or disputes. Any fees that apply to hosts are explained before your listing goes live.
How do I upgrade my place to featured?
Featured placement gives your listing extra visibility on our site. Contact our team with the hosting topic selected and include your listing name. We will explain the current options and any costs before anything changes. Featured homes must meet the same review standards as every other listing.
How do I get a refund?
Refunds to guests are handled according to the cancellation policy on your listing and our Cancellation and Refund Policy. If you paid for a host service such as cleaning or photography and need a refund, contact us with your order details and we will review it under the same policy.
How do I become a host?
Get in touch through our contact form, tell us about your space and we will guide you through listing, house rules, pricing and payouts. Before you start, check local short-term rental rules, your lease or building bylaws, and your insurance coverage.
How do I get in touch with my guests?
Use Bed N Beds messaging from your account to answer questions, share check-in instructions and stay in touch during the stay. Keeping communication on the platform protects you and your guests and gives our support team a record if anything needs resolving.
How do I get paid?
After the guest checks in, your payout, minus any agreed fees, is sent to the payout method you set up in your account. Keep your payout details up to date, and contact us if a payout does not arrive when expected.
How do I cancel a reservation?
Hosts should avoid cancelling confirmed bookings whenever possible, because it disrupts guest travel plans. If you must cancel, contact our team as early as possible with the reservation details. The guest will be notified and refunded in line with our Cancellation and Refund Policy, and we can help them find an alternative.
