Trust & Safety

How Bed N Beds helps keep guests and hosts safe, from listing review and secure payments to messaging, house rules, emergency information and reporting.

Staying in someone else’s home, or welcoming a stranger into yours, requires trust. At Bed N Beds we build safety into each step of a booking, from the moment a listing is submitted to the moment a guest checks out. This page explains what we do, what we ask of guests and hosts, and how to reach us if something goes wrong.

Every listing is reviewed

Bed N Beds is a curated platform, and every home is reviewed before it appears in our listings. During the review we check that:

  • the address, room type, capacity, bedrooms, beds and bathrooms are clearly stated and consistent;
  • photos are representative of the home and the description is accurate and free of exaggeration;
  • listed amenities and facilities, such as Wi-Fi, laundry, a pool or free parking, are confirmed by the host as available to guests;
  • house rules on smoking, pets, parties and children are spelled out;
  • pricing and any minimum or maximum stay are clear.

Our review is not a guarantee of every detail, which is why guest feedback matters. If a home no longer matches its listing, we follow up with the host and may pause the listing until it is corrected.

Secure payments through our checkout

All bookings and add-on services are paid through the Bed N Beds checkout. Paying this way gives you a clear record of what you paid, for what and when, and it allows our team to help if there is a dispute or a cancellation. Hosts receive payouts through the platform after the guest checks in, so neither side has to handle cash or share bank details with someone they have never met.

Never pay off-platform

The single most important rule for staying safe: only pay through Bed N Beds. Be cautious if anyone:

  • asks you to pay by wire transfer, money transfer service, gift card or cryptocurrency;
  • sends a payment link by email, text or social media that does not lead to our checkout;
  • offers a discount for paying “directly” or moving the conversation to another app;
  • pressures you to decide quickly because “someone else is about to book”.
Warning: Payments made outside Bed N Beds are not protected, and we cannot help you recover them. If you receive a request like this, do not pay and report it to us. Our guide on how to avoid vacation rental scams explains the most common tactics.

Keep messaging on Bed N Beds

Use Bed N Beds messaging to ask questions, agree on arrival times and share check-in instructions. Keeping communication on the platform means there is a record of what was agreed, which helps our support team resolve any misunderstanding fairly. We recommend that guests and hosts avoid sharing unnecessary personal information, such as passport copies or bank details, in messages.

Clear house rules

House rules protect everyone. Each listing states whether smoking, pets, parties and children are allowed, along with any minimum or maximum stay. Hosts may add further rules, such as quiet hours or limits on visitors. Guests should read these rules before booking and follow them during the stay; hosts should make sure their rules are reasonable, clearly worded and consistent with local regulations.

If a rule is unclear, ask the host before you book. It is much easier to sort out a question about a pet or an extra guest in advance than at the front door.

Emergency information

We ask hosts to make essential safety information easy to find inside the home, including:

  • the full address of the property, so guests can give it to emergency services;
  • local emergency numbers and the nearest hospital or urgent care clinic;
  • the location of the first aid kit, fire extinguisher and main water and electricity shut-offs, where applicable;
  • how to reach the host or a local contact quickly.

Guests should take a moment on arrival to check exits and smoke alarms, especially when traveling with children. In an emergency, always contact local emergency services first, then let your host and our team know.

Emergency numbers: In the United States, call 911. In the United Arab Emirates, call 999 for police or 998 for an ambulance.

Reporting a concern

If something does not feel right, tell us. You can report:

  • a listing that looks suspicious or inaccurate;
  • a request to pay or communicate off-platform;
  • a home that is significantly different from its description or is unsafe;
  • behavior by a guest or host that breaks house rules or makes you feel uncomfortable.

Contact us through our contact form, by email at [email protected] (24/7) or by phone at +971 55 555 5555 (Sunday–Thursday, 9:00–18:00 GST). Include the listing name, booking details and any screenshots or photos. We review every report and may pause listings or accounts while we investigate.

Frequently Asked Questions

Does Bed N Beds inspect every home in person?

Every listing is reviewed before it goes live, but the review focuses on the accuracy and completeness of the listing rather than a guaranteed in-person inspection. We ask hosts to confirm key details, and we follow up when guests report that a home does not match its description.

What should I do if a host asks me to pay outside Bed N Beds?

Do not pay. Requests to pay by wire transfer, gift card, cryptocurrency or through an external link are a common warning sign of fraud. Keep the conversation on Bed N Beds and report the message to our team.

What if the home is not as described when I arrive?

Take photos, message your host through Bed N Beds and contact our support team as soon as possible, ideally within the first hours of your stay. We will review the situation with you and the host.

Who do I call in an emergency during my stay?

Contact local emergency services first: 911 in the United States, or 999 for police and 998 for ambulance in the UAE. Once you are safe, let your host and the Bed N Beds team know what happened.

How is my personal information protected?

We collect only the information needed to run bookings, payments and support, and we use secure checkout for payments. Our Privacy Policy explains what we collect, how we use it and the choices you have.
